Property is the most competitive search category in Egypt and the one where developers spend the least on organic. The money goes into billboards on the Ring Road, portal listings and Facebook lead ads, while the searches that happen between seeing the billboard and calling the sales office go to somebody else.

SEO for real estate developers will not beat the portals, so stop trying

Generic searches for apartments in a district are owned by the listing portals and the classifieds, and they have spent years and enormous budgets getting there. A developer competing head on for those terms is buying an expensive lesson.

The winnable territory is narrower and far more valuable. Project names. Phase names. The compound plus a payment plan question. The compound plus delivery date. The compound plus a comparison with the project next to it. Someone typing the name of your development has already been reached by your advertising, and if the first result is a broker page or a forum thread, you have paid to generate a lead that a third party will now sell you back.

Every project needs a permanent page on the main domain, with the master plan, unit types, areas, payment terms, the location described the way people speak about it, and an honest delivery timeline. Every phase and unit type that people search for gets its own page underneath it.

Stop killing microsites after launch

The habit that costs developers the most is building a standalone microsite for each launch, running the campaign, then abandoning or deleting it. Everything that site earned in links, coverage and recognition dies with it, and the next launch starts from nothing again. Build launches as sections of the main domain instead, so each campaign leaves the corporate site permanently stronger. Where a microsite already exists and has coverage behind it, redirect it properly rather than switching it off.

The second habit is publishing everything as a brochure PDF. Buyers search in Arabic for payment plans, unit sizes and locations, and a PDF answers none of that in a way a search engine can present. Put the content on an HTML page and keep the brochure as a download.

The searches around the purchase

Property buying in Egypt generates a long tail of research queries that almost no developer answers well. What the difference is between the New Administrative Capital districts. What a delivery date actually means contractually. How maintenance charges are calculated. What happens to installments when a unit is resold. Whether North Coast property is worth buying for six weeks of use a year. These are asked in Arabic, mostly on mobile, and mostly by people who will buy something within eighteen months.

Answer them properly and you collect the buyer before the portal does. Publish in Arabic first for consumer topics and keep English for investor and expatriate audiences, because those are different readers with different objections.

Two practical additions. Claim and complete a Google My Business listing for every sales office and every site office, because searches for a developer name near a location surface the map first. And make sure the inquiry route matches how people actually behave here, which increasingly means a WhatsApp option next to the form rather than only a form. If you want this mapped for a specific portfolio, that groundwork is part of our SEO services for property developers.
